According to Japan’s 2026 Official Land Price Announcement, land prices across Hyogo Prefecture continue to maintain an upward trend.Demand for residential land remains firm, particularly in highly convenient urban areas, while commercial land recorded stronger growth compared to the previous year, supported by redevelopment projects and the recovery of tourism demand. Kobe City, the Hanshin South area, and the Hanshin North area continue to lead overall land price growth within the prefecture, highlighting widening differences between regions.



Overall Land Price Change Rates in Hyogo Prefecture


Land prices in Hyogo Prefecture continue to rise for both residential and commercial areas, with growth rates increasing for the fourth consecutive year. Commercial land, in particular, continues to show stronger growth compared to residential land.

Residential Land Trends


Residential land prices rose for the 4th consecutive year across the prefecture.Among the highest growth areas, Akashi City (East Harima area), which has experienced remarkable population growth supported by child-rearing initiatives, recorded a 5.2% increase in 2026. In addition, Higashinada Ward (4.6%), Chuo Ward (4.5%), Nada Ward (4.4%) in Kobe City, and Ashiya City (4.0%) all posted strong growth rates, particularly across Kobe and the Hanshin area.



Commercial Land Trends


Commercial land prices continued to outperform residential land and recorded their 4th consecutive year of growth across the prefecture.In the Kobe Sannomiya area, known for its shopping, dining, and tourist attractions such as the Kitano Ijinkan district, land prices continue to rise due to redevelopment projects and the recovery of inbound tourism demand. In addition, land prices around Ashiya Station have also continued to rise amid ongoing redevelopment plans.
