— Osaka’s Strong Growth Amid Nationwide Price Increases —
According to Japan’s 2026 Official Land Price Announcement, land prices nationwide continue to trend upward. Although there are regional and use-based differences, price growth has accelerated in the 3 major metropolitan areas, while local regions have also maintained an upward trajectory.
Approximately 26,000 locations nationwide were surveyed in this year’s announcement, and the results revealed several notable land price trends over the past year.
National and Major Metropolitan Area Trends
Nationwide, all land-use categories—including residential and commercial land—recorded increases for the 5th consecutive year. In particular, commercial land and the overall average saw expanded growth, while residential land rose at the same pace as the previous year.
The 3 major metropolitan areas also posted increases across all land-use categories. Growth accelerated further in both the Tokyo and Osaka metropolitan areas, highlighting particularly strong market momentum. By contrast, the Nagoya metropolitan area experienced a moderation in growth, with expansion rates narrowing across all categories.
Key Characteristics by Land Use
Residential land continues to be supported by stable housing demand. In urban centers, especially, strong condominium demand remains a key driver of land price appreciation. In addition, areas with favorable living environments and steady population inflows continue to see solid upward price pressure.
Commercial land has shown even more pronounced growth. In major urban centers, demand for retail and hotel properties has recovered, while office profitability has improved due to declining vacancy rates and rising rents. Furthermore, inbound tourism growth and expectations surrounding redevelopment projects are providing additional upward support for commercial land prices.

Conclusion
This year’s official land price announcement clearly indicates that the recovery of the urban real estate market has become increasingly evident. Osaka City in particular remains one of the most noteworthy areas, supported by the combined effects of tourism recovery, redevelopment activity, and robust investment demand.
Land price growth is not limited to central Osaka; it is also spreading to surrounding areas such as Northern Osaka and Sakai City, where transportation accessibility and quality living environments continue to attract demand. This suggests that the Osaka Prefecture real estate market as a whole remains fundamentally resilient for buyers.
At the same time, as land prices rise, disparities between areas are also becoming more pronounced. Therefore, the selection of the right location and property will become increasingly important. Rather than focusing solely on headline appreciation rates, buyers should comprehensively evaluate demographics, redevelopment plans, transportation accessibility, and rental demand when making real estate decisions.
Overview of the Official Land Price Announcement
Japan’s Official Land Price Announcement is a government-administered system under which benchmark land prices are assessed and publicly announced as of January 1 each year. These figures serve not only as reference indicators for private land transactions, but also as valuation benchmarks for public land acquisitions and related purposes.
